This two-hour class reviews current real estate market conditions, mortgage and financing trends, buyer and seller challenges, industry practice changes, and future trends affecting REALTORS® in the Williamsburg region, Virginia, and the national marketplace. The class is designed to be practical, current, and discussion-oriented, with a focus on how agents can adapt and continue to provide clear value to clients.

• Understand the current national housing picture, including inventory, pricing, sales activity, and affordability.
• Interpret Virginia and Greater Williamsburg market data and translate it into client-facing guidance.
• Identify mortgage trends, program opportunities, and financing issues that can affect contract success.
• Recognize ongoing industry challenges, including buyer representation, commission transparency, and compliance expectations.
• Evaluate how AI and technology are changing real estate workflows while preserving the value of human advice.
• Build a practical 90-day action plan to improve buyer consultations, listing presentations, content, and referral partnerships.
